BS 8458 Withdrawn: What This Means for Water Mist Systems

We’d like to inform you of a major regulatory change that will affect the use of water mist systems in residential and domestic properties across the UK. As of 7 July 2025, BS 8458:2015—the British Standard that has governed the design and installation of water mist systems in homes for the past decade—has been officially withdrawn by BSI.

This change marks a shift toward more robust performance-based regulation and has important implications for ongoing and future projects.


❌ What’s Changed?

BS 8458 previously provided prescriptive guidance for the layout, pressure, and performance of water mist systems in homes, apartments, and care settings. However, it has now been withdrawn and replaced by:

BS EN 14972-17:2025Fixed firefighting systems – Water mist systems – Test protocol for residential occupancies.

This new standard is part of the wider European EN 14972 series and sets much stricter requirements for fire testing, system certification, and real-world performance validation.


✅ What You Need to Know

Here’s what this change means for your projects:

🔧 1. Water Mist = Engineered Solution

Water mist is no longer considered a like-for-like alternative to sprinklers under the Building Regulations. Systems must now be treated as fire engineered solutions, backed by:

  • Full-scale fire test data to BS EN 14972-17

  • Third-party certification (e.g., LPCB or IFC)

  • Justification in the fire strategy documentation

📜 2. No More BS 8458 in Design Specs

Any ongoing or future specifications should remove references to BS 8458 and instead comply with BS EN 14972-17. If you have projects in planning or under review, we can assist with updating your documentation accordingly.

🕵️ 3. Greater Scrutiny from Authorities

Fire brigades and Building Control are expected to place greater scrutiny on water mist systems. Systems that are not properly tested or certified will likely not be accepted.

🔄 4. Sprinklers Still Preferred for Life Safety

In many residential scenarios, especially in high-rise or high-risk buildings, BS 9251:2021-compliant sprinkler systems remain the preferred and most straightforward path to compliance.
